Following previous successful collaborations with WeWork, and with several more in the pipeline, our latest delivery at 123 Buckingham Palace Road adds another string to our bow in the realm of small works within the co-working sector.

Faced with an ambitious six-week design-and-build programme for the second floor, ODWorks responded immediately with a design-as-we-go approach.

Working with agility and precision, we transformed the space to meet WeWork’s standards while keeping pace with their tight timeline.

Resulting in a fully operational, thoughtfully segmented workspace delivered on time for the incoming tenants’ lease start date in the heart of Victoria, London.

Key features

The project began with a blank canvas—an open-plan, Stage 2 floorplate ready to be reimagined into a dynamic co-working environment.

Over the course of six weeks, the space was transformed into a series of private offices, meeting rooms, phone booths, collaborative zones, and common areas, designed to foster both focus and interaction.

We delivered full M&E upgrades throughout, including ventilation, fire safety, and sprinkler systems, ensuring the space met regulatory and operational standards. A tailored lighting scheme was developed and installed to support a productive office environment.

To bring structure and flow to the floor, we installed glazed partitions that created segregated workspaces while maintaining a sense of openness. These also formed a clear and functional circulation route, guiding users through the space.

A series of one-person phone booths, each equipped with functional lighting, comfortable furniture, and stylish folding doors, provide privacy and acoustic control for calls and focused work.

Furniture installation throughout was in line with WeWork’s signature style, complementing the overall design and providing ready-to-use spaces from day one.

Collaboration

This fast-track project was only made possible by ODWorks’ integrated delivery model—leveraging our in-house team of designers, commercial leads, and technical service managers, all working in sync.

Our success was further underpinned by a trusted network of subcontractors and supply chain partners. These established relationships enable us to respond quickly to site conditions and evolving project needs, making high-speed, high-quality delivery a reality.

The transformation of the second floor at 123 Buckingham Palace Road delivered a polished and high-functioning co-working space tailored to the needs of WeWork and its future tenants.

What was once an open-plan shell is now a vibrant workplace environment featuring enclosed offices, collaborative breakout spaces, and welcoming common areas that flow seamlessly together.

Every detail was considered—from the layout and partitioning to the lighting, furniture, and finishes—to create a professional, comfortable, and flexible space that supports productivity. The design aligns with WeWork’s distinctive aesthetic while meeting all functional requirements for a modern workspace.

Completed within a fast-tracked six-week programme, the end result is a ready-to-occupy, high-spec floor that reflects ODWorks’ ability to deliver quickly, collaboratively, and with precision—meeting the brief without compromise.
