Capgemini

The details

  • Location: 96 Queen Victoria Street
  • Value: £18,500,000
  • Size: 88,000 sqft
  • Duration: 30 weeks

Capgemini, a global leader in consulting, technology, and digital transformation, sought to consolidate its London offices into a single headquarters that would embody its core values and support its dynamic working culture. 95 Queen Victoria Street was selected as the ideal location—a building known for its industrial architecture and iconic views of St Paul’s Cathedral, the Walkie-Talkie, and the City of London itself.

Originally titled One London, the projects aim was to bring the Capgemini teams across London into one unified workplace designed to foster innovation, collaboration, and a strong sense of identity. The ODMajor+ team was appointed to deliver a comprehensive fit-out across six floors of the building. Working to a fast-paced programme, the team executed a staggered handover strategy to ensure that Capgemini could begin phased occupation without disruption.

The project was completed ahead of schedule and within the allocated budget, adhering to Capgemini’s in-house sustainability goals. An exemplar project that reinforces ODInteriors’ reputation for operational excellence, outstanding delivery, and client-focused solutions.

On our first meeting interview on the 20th of Feb 2024 Simon, Colvina and myself were really impressed with the efforts made into planning the delivery of the project. The Decision was unanimous within Capgemini and it only felt right when we awarded the PCSA works to you mid-march 2024, later executed on the 18th of April.

Fast forward to today, Capgemini is now well established in their new home and whilst we are now just chasing the last outstanding snags, H&S file and the project to be final accounted, I wanted to take the time to thank you for the hard and good work you have done for us over the past year.

Indeed, the team has been really good all together and came around the table in important moments offered solutions to help solve any challenges. Thus, contributing to the good relationships between all stakeholders and a smooth delivery of our brand new office.

Thank you again for a year of hard work, overcoming challenges, and fun that has paid off.

Design and delivery

Capgemini’s seven core values—honesty, boldness, trust, freedom, fun, modesty, and team spirit—served as the guiding principles for the workplace design. Each floor was curated to reflect these values while accommodating different working styles and departmental needs.

Open-plan desk spaces and dedicated collaboration hubs were found on each floor, designed to enable agile working practices, improve visibility across teams, and foster a sense of connectivity.

To balance the energy of collaborative zones, quiet areas and enclosed focus rooms were integrated throughout the building. These spaces provide individuals and small teams with the opportunity to engage in concentrated work or private conversations, supporting a variety of needs and working preferences.

In keeping with Capgemini’s outward-facing ethos, client-facing suites and high-spec innovation labs were designed to reflect the company’s capabilities. These spaces serve as both functional meeting environments and showcases for the brand’s technology-driven solutions.

Community and culture were further enhanced through the creation of a central café and breakout areas on each floor. These informal, social spaces were designed to encourage informal interaction, helping to reinforce Capgemini’s core values of freedom, fun, and team spirit.

A strong architectural narrative runs through the scheme, with the use of natural materials, colour and soft industrial finishes that celebrate the building’s existing character. These elements were carefully selected to align with the client’s desire for a modern yet authentic workplace that feels both professional and human.

Throughout the space, technology was seamlessly embedded to enable hybrid collaboration and support Capgemini’s digital-first approach. From integrated AV systems and video conferencing booths to flexible plug-and-play workstations, the commercial fit-out ensures that the physical environment supports the evolving needs of a modern, mobile workforce.

Collaboration

Collaboration was the cornerstone of this project’s success. From the outset, the delivery was characterised by a strong sense of unity and mutual respect between all parties — the ODInteriors team, Capgemini’s stakeholders, the wider project consultants, and a large network of subcontractors.

Open communication, shared goals, and a collective commitment to excellence generated a project environment where challenges were solved quickly, and everyone felt part of an aligned team.

This spirit of cooperation not only accelerated delivery but also contributed to an enjoyable and rewarding experience for all involved. Reflecting on the project, Marcus Brooman, Project Director at ODInteriors, said: “There was a genuine sense of camaraderie on site — the atmosphere in the project office was one of the best I’ve experienced. Everyone pulled in the same direction, and to effect. You could see the pride people took in their work, and that made all the difference to the quality and pace of delivery.”

The result

The successful delivery of this flagship office marks a significant milestone for Capgemini’s UK operations. The workplace not only enhances employee experience but also serves as a strategic asset that aligns with the company’s brand and values.

The project stands as a benchmark for future-facing workplace environments and showcases ODInteriors’ capability to deliver complex, high-profile schemes through intelligent planning, close stakeholder engagement, and focus on quality.

Social value impact

Beyond the successful delivery of a high-quality workplace, the Capgemini project also stood out for its strong commitment to social value. The site team embraced the opportunity to give back to the local community through a series of meaningful initiatives that left a lasting impact.

Techie Tea Party

One such initiative was the Techie Tea Party, organised in support of Capgemini’s chosen charity, The Whitechapel Mission. This event helped local residents gain access to essential digital skills and technology.

The site team and Capgemini employees volunteered their time to assist individuals in navigating online platforms, completing housing and job application forms, and using the internet for everyday tasks—making a real difference to those facing digital exclusion.

Leaves Breathe

The team also lent their support to Leaves Breathe, a local community garden. Volunteers from the project team spent time planting bulbs, painting fences, weeding, and carrying out general maintenance, helping to preserve a green space that is cherished by local residents. Their efforts contributed to the wellbeing of the community and enhanced a shared space for future enjoyment.

Basildon Fire Station

In a particularly poignant and meaningful gesture, the team supported Basildon Fire Station in the creation of a pergola and memorial garden on its grounds. This space was developed as a place of reflection and remembrance for firefighters and their families.

During the project, the team was honoured to be visited by a New York firefighter, who donated a section of steel recovered from the site of the 9/11 attacks—adding a deeply symbolic and emotional layer to the memorial.

Considerate Constructors Scheme (CCS)

The project achieved an excellent Considerate Constructors Scheme (CCS) score, 44 out of 45 – reflecting the team’s commitment to high standards in site presentation, safety, environmental care, and community engagement.

The score is a testament to the professionalism and respect shown throughout the build—both to those working on site and to the wider public. It highlights the team’s proactive approach to maintaining a clean, safe, and inclusive working environment from start to finish.

Each of these initiatives reflect ODGroup’s values around community engagement, social impact, and corporate responsibility. They exemplify how construction projects can go beyond the built environment to deliver positive, long-term benefits for people and places.

On behalf of TP Bennett and myself, I would like to extend our sincere thanks for the successful completion of Project Ruby. Despite a challenging delivery programme on a CAT A building with a multitude of issues and an ever-evolving design - due to substantial and repeated VE exercises - the entire delivery process was handled and implemented with professionalism and efficiency.

The team was consistently pragmatic, knowledgeable, polite, and solution-focused, demonstrating a commendable can-do attitude throughout. The end result is a fantastic-looking project we are proud to be associated with, and the client is delighted with. Thank you once again to the entire team for your dedication and hard work. I very much look forward to the opportunity to work with you again on many future projects.
