ODInteriors delivered a two-phase CAT B refurbishment at 8 Hanover Square, just off Oxford Street, working within a fully occupied building for a high-profile client. The project comprised of a partial refurbishment of Level 6 followed by a full fit-out of Level 4, all completed under a traditional contract following a competitive tender.
The scheme demanded an exceptionally high level of detail, with bespoke coordination and precision workmanship evident throughout the high-quality finishes and trims.

Phase 1 – Level 6 (Partial refurbishment)
A five-week programme delivering a new HR department within an existing occupied floor. Although a small area, the scheme required integration with the retained finishes and infrastructure, while elevating the space to match the new design language of Level 4.
Phase 2 – Level 4 (Full refurbishment)
Phase 2 comprised an 11-week full strip-out and refurbishment of the entire Level 4 floorplate. Works included the removal of all existing partitions and approximately 70% of the existing ceiling installations, allowing for a complete reconfiguration of the space. The new layout introduced a range of high-quality meeting suites, collaboration areas, phone booths and teapoints, designed to support flexible working and day-to-day operations.
Specialist finishes were incorporated throughout, most notably sprayed soffits with a metallic coating to the open-plan areas, creating a refined architectural aesthetic. Selected elements of the existing MEP infrastructure were retained and carefully integrated into the new design, ensuring efficiency while meeting current performance requirements. The scope was completed with the installation of a fully coordinated new lighting and power layout, supporting both the functional and visual ambitions of the space.
Key design features
The project showcased premium materials throughout, including luxury broadloom carpets, specialist metal trims, bespoke joinery elements, and an extremely intricate architectural detailing package.
A standout feature of the Level 4 works was the installation of two central standalone rooms, clad in ribbed precast concrete panels with curved glazing. These meeting rooms were visible from all sides, requiring design precision to a millimetre.
Each concrete panel was cast in an individual mould, with manufacturing drawings dictating exact radii, ridge alignment, and 3mm interface gaps. Because cuts to the panels were only possible in specific locations, the team had to set out the entire structure backwards, working from the panel drawings to determine wall positions, door lines, bracket locations and glazing tolerances. This reversed sequence was highly unusual and created significant pressure on sequencing and programme but ultimately produced a flawless architectural result.
Almost every area incorporated bespoke trims, specialist plastering interfaces, low-tolerance glazing lines or acoustic detailing. Even seemingly simple elements, such as the phone booths, involved layered construction with buckskin panels, anodised trims and complex transitions.
This level of intricacy made snagging particularly challenging, but the team’s attention to detail ensured a high-quality final finish.
Project delivery and collaboration
Although the building was occupied by the client’s staff, they demonstrated a high degree of flexibility, allowing noisy works to proceed uninterrupted during agreed periods. This proactive approach by the occupier enabled the team to maintain programme momentum during the intense strip-out phase.
Strong working relationships were formed with the client’s facilities, maintenance and security teams. Their willingness to collaborate, combined with clear communication from the ODInteriors Core team, meant the works could proceed efficiently within the live environment.
Challenges
An 11-week full-floor refit with such a high specification pushed the limits of what is typically achievable. Through sequencing adjustments, extended coordination efforts and strong relationships with key trades, we were able to deliver on time without compromising quality.
The result
The project was completed on programme, to an exceptionally high standard, and the client expressed strong satisfaction with the outcome. The redesigned floors now offer a premium workplace environment that aligns with the client’s brand, operational needs and design aspirations.
