ODInteriors delivered the final three floors of a refurbishment of 129 Wilton Road, a central London office building offering a variety of workplace solutions under one roof.
The works were delivered for a long-standing landlord client, and this project exemplified our ability to tailor spaces for different tenant needs, from a turnkey CAT A+ ready-to-occupy solution, to a blank CAT A shell offering flexibility for bespoke fit-outs.
The works also incorporated significant end-of-journey upgrades and sustainable building plant replacement, future-proofing the building for years to come.

Key features
Levels 4 and 5 were completed as CAT A+ spaces, with ODInteriors taking the design from Stage 3 through to completion.
These floors were delivered fully fitted, with meeting rooms, tea points, carpets, furniture, AV, and a calming, modern finish.
We also refurbished showers and toilets within the core area with new joinery, tiling, and upgraded sanitaryware, ensuring the spaces met contemporary occupier expectations.
The turnkey approach allows the landlord to market the floors as move-in ready while retaining the flexibility for tenants to add their own branding and bespoke touches.
Level 1 was delivered as a CAT A fit-out. This involved a complete strip-out back to shell, the installation of new raised floors, and the integration of high-level services, creating a clean and flexible base for future tenant fit-outs.
In the basement, premium and extensive end-of-journey facilities were introduced to meet the growing demand from occupiers for high-quality showers, changing spaces, and cyclist amenities.
Challenges
The project also incorporated substantial engineering upgrades. The capital plant on the roof was replaced, with ageing boilers removed and a new heat pump system installed to improve efficiency and reduce carbon emissions. We also installed PV panels to provide free electricity to the landlord’s common areas.
These works required a complex crane lift, carried out during a carefully planned Saturday road closure on Wilton Road. This operation demanded extensive coordination, securing the necessary permissions and ensuring safety while minimising disruption in a busy central London location.
One of the key technical challenges was the integration of exposed services alongside SAS ceiling rafts, which required precise coordination to achieve both functional performance and a high-quality visual result.
Delivering the works in an occupied building required careful consideration for existing users, with noise management and sequencing planned to avoid unnecessary disruption.
The completed project has transformed the building’s upper floors into a diverse leasing proposition. The landlord can now offer tenants the choice of fully finished, ready-to-use floors or flexible CAT A space, supported by enhanced amenities and modern, sustainable building systems. The result is a future-proofed asset that meets contemporary occupier needs while delivering long-term operational and environmental benefits.
The result
The Wilton Road project was a clear success, delivering high-quality, flexible office space that met the landlord’s brief and exceeded expectations. The upgraded floors are now ready to let, offering tenants a choice of fully fitted CAT A+ space or a blank-slate CAT A option. Enhanced end-of-journey facilities, modern building services, and sustainable upgrades have added long-term value, while the smooth delivery process in a live building kept disruption to a minimum. The landlord is pleased with the outcome and confident the space will attract strong interest from prospective occupiers.
