ODInteriors were enlisted to deliver the fit-out of the executive suite on the 6th floor and the installation of the basement showers at an office building in the City of London. Working closely with the client and professional team we established 4 focus points for the project:
Quality: We needed to deliver a fit-out of the highest possible quality. It was essential to deliver a space that reflected our client as a prestigious financial institute.
Covid-19: We had to ensure the safety of all involved in the project through rigorous procedures
Programme: We needed to deliver the project within a tight timeframe. We needed to factor into our planning finishes with a high level of complexity and quality
Occupied Building: We needed to deliver the project while the building remained occupied, minimising the disturbance to tenants
The office fit-out of the sixth floor compromised of meeting rooms and offices, an open plan area, collaborative and breakout spaces, staff kitchen, catering pantry, comms room, and roof terrace. The shower refurbishment of the lower ground floor compromised of demolition works to the existing facilities, construction of new and expanded male and female showers and changing facilities, plus an accessible facility. This more than doubles the capacity to twenty-eight showers. All associated MEPH services modifications and reconfiguration of the storage areas were carried out.

The process
Our first step was to understand our client’s vision. This involved interrogating the design information and holding workshops with the design team and key specialist subcontractors.
We established a plan to maintain existing building services to enable business continuity for our client, zone and phasing the works for minimal impact
We set in place a safety plan so we could maintain progress on site during the C-19 pandemic, communicating our rules to all project teams.
Quality is at the heart of everything we do and this project where was no exception. Rather than waiting until the end of the project to manage defects, we created an ongoing quality plan so we could ensure a defect-free handover, including ongoing support after practical completion. Part of this plan was to break down the 6th floor into 4 zones to enable us to focus on quality ‘hot spots,’ we then got each zone to ‘White Box,’ before adding details and finishes. This two-step approach ensured no defect was overlooked.
As part of the project delivery, ODInteriors was also tasked with managing and co-ordinating our client’s own suppliers such as furniture suppliers, security, BMS Audio Visual, and others.
Collaboration
It was essential from the outset that we worked and communicated effectively with all teams involved in the project. We held on-site design workshops and project meetings throughout the project to ensure we fully coordinated and were able to deliver the project on time and to budget.
It was also important that we keep an open dialogue with our client’s staff working within the building.

Extensive upfront planning and continuous quality control meant we delivered this sophisticated and high-quality project on time and within budget, meaning yet another happy client.
