The Avebury is awarded BREEAM ‘Excellent’
ODInteriors delivered at CAT A fit-out at newly re-named, The Avebury in Milton Keynes. The project consisted of works throughout the entire building, including a full refurbishment to upgrade the glazing, the installation of new raised access floor, ceilings, M&E services, two new lifts and the creation of a roof terrace. The ground floor of the building was completed to CAT A+, including the installation of IT infrastructure, furniture and meeting rooms.
Sustainability was a key focus on this project, with a request for the building to achieve BREEAM ‘Excellent’ as a result of the refurbishment works. Our Sustainability and Wellbeing Manager, Jozefa Lewis, worked in tandem with our subcontractors and the wider project team to deliver a project which minimised the building’s energy consumption and impact on the environment. The long term impact of materials and a high recycling rate of construction site waste were considered essential on this project.
A number of techniques were applied to achieve BREEAM ‘Excellent’, including:
- Upgrade to high efficiency glazing and roof insultation to improve the building’s U&G values
- 100% recycling rate for all glass from the old windows which was removed in the glazing refurbishment.
- Installation of high efficiency air conditioning systems
- Usage of air source heat pumps in the services design to lower the buildings operational energy
- Installation of energy and water meters on the floorplates for future tenants to monitor their usage
- Occupancy sensors (PIRs) are integrated into the lighting system to reduce energy consumption when spaces are unoccupied.
- Installation of blinds to all floors for glare control and to minimise solar gains
- Installation of sanitaryware with low flow rates, solenoid valves connected to the PIR movement sensors and a leak detention system to minimise waste water and promote efficiency
- Introduction of cyclist facilities to promote green commuting
- Works to the roof terrace and rear car park to improve biodiversity to include pollinator friendly planting and bird boxes
